摘要：房地产是指土地及土地上的永久性建筑物、基础设施、水和矿藏等自然资源；狭义上仅指土地上的永久性建筑物和由它们衍生出来的所有权。 在我国，已经将房地产作为一个经济部门，开展各种经营活动，建立房地产市场，是从实行经济体制改革之后才开始的，随着我国经济近阶段的迅猛发展，作为从事土地和房地产开发、经营、管理和服务的房地产业也迅速发展起来，国家出台各种政策鼓励和支持房地产业的发展。商业用房与居民住房不同，购买商业用房的投资性较强、风险相对较高，因而商业银行在发放商业用房贷款时就承担了较大的风险。在房地产价格持续较快上涨的背景下，银监会出台规定是为了进一步防范商业用房贷款风险。持续暴涨的房价引起了社会各界的广泛关注，对于高房价问题的研究，人们往往将问题的起因归咎于高额的地价以及沉重的税负等等。城市是一个人口、资金、科学技术、信息等高度集中的人工生态系统，核心商业圈既是城市发展到一定阶段的产物也是城市经济和文明的共同进步的体现，是城市商业很商务繁荣的重要标志，由此可见商业与房地产之间的关系很密切，应运而生的商业房地产业发展很快，本文就商业房地产的现状及发展走势及商业圈对其产生的相关影响进行浅析。
