摘要
随着我国住房抵押贷款市场规模的迅速扩张,商业银行住房抵押贷款压力逐渐加大,资金供需矛盾凸显,短存长贷引致的资产负债不匹配程度加重,商业银行的流动性风险增加。由此推行住房抵押贷款证券化,解决商业银行面临的短存长贷的困境,提高资产流动性,降低商业银行风险,成为势在必行的选择。在国外住房抵押贷款证券化技术已相当成熟,但在我国由于制度、法律等方面的原因,住房抵押贷款证券化还没有真正实施,因此,研究抵押贷款证券化模式具有重要的理论意义和实际价值。

Abstract
With the large-scale of mortgage-backed loans, the pressure of commercial banks in mortgage-backed loans gradually increases, the contradiction of fund in supply and need comes into being, the contradiction from short-term liabilities to long-term assets is becoming serious gradually, the liquidity risk of commercial banks increases. As a result, solving the trouble of short-term capital for long-term loan that commercial banks faced and raising the liquidity of asset by implementing mortgage-backed securities, is a necessary choice. Abroad the technology of mortgage-backed securities has matured however in our country,
Because of system, laws etc., mortgage-backed securitization haven’t yet implemented. So research on the mode of mortgage-backed securitization on abroad has important theoretical significance and actual value.
