物业管理盈利模式分析与创新(论文13700字)
摘   要
物业管理是随着经济的发展、时代的进步而出现的新兴行业,是为了满足发展需要应运而生的。迄今为止,我国物业管理行业从无到有已经将近半个世纪,这么多年来,为我国的城镇化建设贡献了不可磨灭的力量。在经济飞速发展、房地产行业仍旧火爆的今天,人们对物业管理行业提出了更高的要求,与此同时,行业本身的很多发展矛盾也表现的越来越明显,这些矛盾严重阻碍了物业管理行业的发展,如若不及时解决,长此以往下去会越来越不能满足人们的需求,从而被市场淘汰。目前,怎样解决物业管理行业的发展矛盾,如何进行物业管理的创新,怎样去迎合业主的需求等成为最亟待解决的问题,甚至从行业问题上升到社会问题。物业管理行业是房地产行业附属产业,是由房地产行业产生,也对房地产行业发挥着巨大的反作用。其利润空间的大小直接作用于房地产行业,同时也关系到整个经济市场。物业管理工作的质量与居民的生活质量息息相关,物业部门将收取上来的大部分物业费用投入到小区的相关配置建设中,取之于民用之于民,尽可能的满足居民生活上的需求,追求的是业主的满意程度,从而提升社会的整体幸福感。
这篇文章从物业的基本概念入手,引申到物业管理行业的盈利模式,并做以详尽的介绍。然后引入了国际上的物业管理成功盈利模式,进行比较分析,再立足于我国的实际发展情况,总结自身问题,并围绕如何解决这些问题展开探讨,主要研究怎样升级目前的物业管理盈利模式,以达到促进物业管理行业质的飞跃的总目标。

Abstract
Property management is with the development of economy and the progress of the era of emerging industries, is in order to meet the needs of the development arises at the historic moment. So far, China's property management industry has nearly half a century from scratch, over the years, the indelible contribution for our country's urbanization construction strength. In the rapid economic development, real estate industry is still popular today, people put forward higher request to the property management industry, at the same time, many of the development of the industry itself contradiction is more and more obvious, these contradictions seriously hindered the development of property management industry, if not timely solve, in the long term it will be more and more can't satisfy people's needs, thus eliminated by the market. At present, how to solve the contradictions of the property management industry's development, how to carry out the innovation of the property management, how to meet the demand of the owner's become the most pressing problems, such as, or even from industry rise to social problems. Property management industry is the accessory industry, real estate industry is produced by the real estate industry, also on the real estate industry plays a huge backlash. Its direct effects on the size of the real estate industry profits space, but also is related to the whole economic market. Property management is closely related to the quality of life of residents, the quality of the property sector up most of the property management fees will be charged into the village, in the construction of related configuration, by the people, as far as possible to meet the needs of residents life, the pursuit of the owner's satisfaction degree, thereby enhance the overall well-being of the society.
This article from the basic concepts of property, the extension to the property management industry's profit model, and do detailed introduction. Then the introduction of international property management success profit model, comparative analysis, and based on the actual development situation of our country, sum up its problems, and also discussing on how to solve these problems, the main research how to upgrade the current profit model, property management to promote the overall goal of the property management industry qualitative leap.
