摘  要:房地产项目投资大,工期长,从最初的项目投资评价到项目建成并投入使用,通常是一个复杂的过程,期间受到大量外界及不可控制因素的影响,工程建设投资方会不可避免的面临着各种风险,如果不加防范,就会影响工程建设的顺利进行。本文以银杏嘉园项目为研究对象,按照风险识别、风险评估、风险应对的风险管理体系,系统地分析了项目中的风险因素,利用定性与定量相结合的方法评估风险,针对项目中的主要风险,提出相应的防范措施。

The Risk Assessment and Countermeasures on the Yin-Xing-Jia-Yuan
Abstract:  Because of the large investment and the long construction period, the real-estate project is often a complex process from the initial investment appraisal to the project completed and then putting into use. The real-estate project has a lot of unpredictable factors in the process of building, therefore project investors will inevitably face to a variety of risks. If not to take precautions, it will affect the conduct of construction projects. According to the risk management system: risk identification, risk assessment, risk response, this paper discusses the Yin-Xing-Jia-Yuan project, which will systematically analysis the risk factors in the project. Morever, according to the probably risk of the various stages of real estate, the paper tries to use the qualitative and quantitative approach to assess the risks. And the corresponding measures are posed to control the primary risk in this project.

本文主要探讨的是长沙银杏嘉园房产项目的风险评估与对策分析,综合运用风险识别、风险估计和应对措施等理论和方法。
从社会发展的趋势来看,风险评估在生产管理中将成为日益重要和广泛应用的手段。有效地进行风险评估,尽量消除项目中的不确定性,尽量减少项目结果与计划的偏差,才能保证项目目标的实现,保证项目的成功.
